Property Management Services
The Vacation Rental Property Management Industry has seen huge changes in the past few years. We have seen a construction boom in this area never seen before yielding thousands of new homes being offered for vacation rental purpose. Certainly bookings have increased, but simply have not kept up with this volume of homes now in the market. The end result is reduced booking ratios and lower dollar bookings yielding income far short of what the homeowner has been led to believe from his realtor and/or Property Management Company. Add to this, Property Management companies that have simply made no changes in either their marketing or their way of doing business and you are left with a situation that continues to get worse as more homes reaching the completion stage of construction. Many homeowners have simply “thrown in the towel” so to speak and put their homes up for sale.
Management:Red Carpet International offers professional Property Management services for absentee owners who wish to rent their homes to the Holiday Vacationer. Our main office is conveniently located within easy reach of the many subdivision locations near to US-27 and 192 West. Our office is located just north of I-4 on Hwy. #27 and is just 9 miles from the Disney World attractions. On a daily basis our experienced reservation administration and maintenance staff will take care of your rental property and ensure all owners are treated in a professional manner. Red Carpet International does not require a management contract with the homeowner. If you find that you are not satisfied with our operations or services you will not be tied up with lengthy arguments or possible legal expenses. We will prove to you that we can make a difference and that is why we won’t ask you to sign a lengthy contract.Initial Start-up: :Once Red Carpet International receives your initial deposit of $1,500.00 we will have services established to your home: water, gas, electric, and cable television. All utility services will be billed directly to you. If you opt to have all of the utilities mailed to us we will be happy to set up your accounts as a direct debit to your local checking account or credit card so there is no need to write checks. When Red Carpet International takes over your home, we will re-key the cylinders on the exterior locks for your security, the guest’s and ours. We will handle all of the licensing required for your home as a vacation rental home in your county here in Florida. A one time, new home set up fee of $500.00 will be deducted from your initial deposit. This fee is for establishing of your utility services, the set up of your home in our accounting, reservation, lawn and pool service programs and for the initial inspection of your home for any needed linen replacement, maintenance needs and licensing requirements. The remaining $1000.00 is held for you as a reserve to cover any unexpected costs which should arise. All homeowners are required to keep a minimum monthly reserve of $1000.00.For a limited time we will defer the initial deposit for qualified homeowners. Qualified homeowners must have a current county occupational license, state hotel/motel license and your home in a complete rent ready condition. As an additional bonus, All homeowners that join our team now will receive our monthly administrative services free for ONE FULL YEAR. An added savings of $1200.00 New marketing programs:We are proud to offer brand new marketing techniques that have been tested successfully and we know will yield bookings at higher occupancy ratios and at higher dollar levels than you have been used to.First we will place ourselves very high on all of the search engines available on the Internet. This is the source of our peak rates where we obtain rates as much as triple what Tour Operators net to you. What we have done is to cut out the “middleman” so that the guest goes online and views Red Carpet International web site and books online directly with our company. The second innovative program we are doing is to send out mass mailings to travel agents world wide to offer our homes for their vacation packages. We have a computer program unique to our company that can literally access thousands of travel agents to get our information to them. These agents will pay us up to 80% of our peak rates which is significantly higher than Tour operator rates. Monthly Homeowner Statements:Red Carpet International will submit to you on a monthly basis a detailed income/expense account balance. .Guest Arrival and Departure:Prior to a guest checking in with our company, a representative of our company will do a pre-inspection of your home to make sure that it is ready for occupancy and if he has paid for pool heat, it is turned on at that point. There will be no charge for this service.The guest will be charged a $300 security deposit prior to check in and have signed a damage waiver listing all of the occupants and making him legally responsible for their actions in the home. If any intentional breakage, damage or vandalism exists on our follow up inspection by our manager, the guest will be charged for this through his security deposit. Once our follow up inspection has been done, our maids will clean your home and you will only be charged for cleanings if the guest has stayed 6 nights or longer. Durations less than that will be paid for by the guest. A manager on duty will be available to the guest 24 hours a day for emergency problems related to the home. Reservations and Income:Upon receipt of all documents we will start to pre-book the home even prior to our takeover date to insure occupancy as soon as possible after we take over.Income from the bookings is deposited in an account from which our financial department will pay your property’s expenses including maintenance services, cleaning services and sales taxes. All of the financial book-keeping services are included in your monthly administrative fee. Monies are available to you on a monthly basis and can either be deposited into your local account or a US check mailed to you. You will be emailed a monthly statement, so you will see at all times income and expenses forthcoming. Income programs:We are excited to offer our 100% Income Plan to our Homeowners. This program is designed for those homeowners who want to know what their exact monthly costs will be and we will pay them 100% of the income produced by the home. You will get a fixed cost that will not vary monthly for the pest control, lawn service, pool service, our administration fee, and our profit. Your costs will not vary but your income will be yours entirely. In other words, if your home is completely full one month, your costs will still be the same. This program is done in response to homeowners trying to get a better handle on their operating costs. On this plan, your FIXED monthly operating costs excluding electric, water, cable, unscheduled maintenance, maid service and telephone will be.3 Bed = $565.00 4 Bed = $585.00 5 Bed = $685.00 6 and 7 Bed = $735.00 If you pay for your lawn care through your HOA, please reduce this amount by $75. Our Standard Services program is also available to you. The Standard Services program is the typical industry standard. Under this program we pay you 80% of the income produced by the home and retain 20% as our profit. Services such as lawn, pool, pest control etc… will be invoiced separately. Communication:The complaint that we have heard in this industry is the ability of homeowners to communicate with the Property Management companies they are dealing with. Due to the huge volume of homes that have been built, the problem has only gotten worse. In response to this, we pledge to respond to ALL communication from our homeowners with 24 business hours. We believe that the secret to keeping happy homeowners is keeping them informed.Summation:Our company is a new name in the industry with people who have been in this business many years. We have seen the need for change and by initiation of this company are forging ahead with the changes that will help to keep costs down and increase income for our homeowners on a monthly basis.We are not going to ask you to sign a lengthy contract like other companies. All we ask is that you give us a 30 day notice of your intent to leave our company so that no one’s vacation will be disrupted.
